MTD for Side Hustles and Sole Trader + Landlord Combos

The people most surprised by MTD aren't full-time sole traders — they saw it coming. It's the mixed earners: the employee with a serious side hustle, the freelancer with one buy-to-let. MTD's test adds your income streams together, and combinations cross thresholds that single streams don't.
The rule that catches combos
Qualifying income = gross self-employment + gross property income, combined. Salary, pensions, dividends, interest: excluded.
- £28k freelancing + £24k rent = £52k → in now (April 2026 wave)
- £26k side business + salary of any size = £26k → April 2028 (salary irrelevant)
- £19k Etsy + £14k rental = £33k → April 2027
- £18k consulting + £18k jointly-owned rent (your half) = £36k → April 2027
Remember it's gross — before expenses, before the mortgage, before Etsy's fees.
The two-updates rule
If you have both a trade and property income, MTD treats them as separate businesses. Every quarter you submit one update per income source — trade totals in the trade categories, property totals in the property categories. Same four deadlines (7 August, 7 November, 7 February, 7 May), double the submissions, and two sets of records that must not blur into each other.
Practical consequence: one bank account and one messy spreadsheet for everything no longer works. You need records that keep the streams separate from the moment money moves.
Side-hustle specifics
Platform sellers (Etsy, eBay, Vinted, Amazon): your turnover is the gross sale amount; platform fees are an expense (bank/financial charges or other, depending on nature). Platforms already report seller data to HMRC — the income is visible.
Gig work (Uber, Deliveroo, freelance platforms): self-employment income, counts in full. Multiple gig sources are usually one trade.
Airbnb/spare room: property income unless within Rent-a-Room relief.
Crossing the threshold mid-life: HMRC tests filed returns. Growth this year appears on next year's return and can pull you in for the year after — climbing earners should set up properly one year early rather than scramble.
